“El Paso” is the name of the 7,631 m² (82,135 ft²) shopping center project that Enea aims to develop in Phase 4, adjacent to Pudahuel Airport.

This area, called Distrito Aeropuerto, also includes the construction of offices and warehouses, among more than a dozen projects.

El Paso will have three floors with modern facilities and is located directly opposite the main access to Arturo Merino Benítez (AMB), so its proximity and easy road connections to the highways allow it to serve as a central hub within Ciudad Aeropuerto. The architect is Matías Silva, from Matías Silva & Arquitectos.

Additionally, it will be near the 63-hectare (155.66 acres), 18-hole Mapocho Golf Club.

This open-air shopping center is planned to have 86 retail stores, 24 offices and/or integrated mini-warehouses, and 143 parking spaces. It is designed as an innovative complex with dynamic spaces that aim to seamlessly connect the interior with the exterior, creating an open-air service walkway that allows visitors to enjoy different views and recreational areas.

The project features long corridors and visible gardens so that visitors can stroll through the area accompanied by attractive landscaping and relax during a pleasant walk.

Additionally, it has partially advanced sectoral permits for construction, with surrounding streets completed and operational, as well as the main utilities fully available.

“This multifunctional space offers an immersive experience in one place, featuring a design that respects the urban scale, using the fifth façade as a rooftop terrace and gathering area where visitors can enjoy views of the arrivals and departures of planes at the airport,” explains Max Undurraga, Commercial Manager of Enea.

Both projects will feature modern logistics and administrative facilities for managing products and goods. They will be available for use by small and medium-sized enterprises (SMEs) and for lease to parcel distribution companies, as well as last-mile and retail transport businesses operating near the airport.

The Los Arrayanes distribution center, designated for warehousing, is being developed on a usable land area of 4,090 m² (44,034 ft²). It features a developed area of 2,008 m² (21,609 ft²), including a warehouse space of 1,850 m² (19,911 ft²) and a mezzanine office area of 158 m² (1,701 ft²). The facility has a clear height of 9 meters (29.53 ft) and is constructed with a metal and concrete structure, providing maximum security.

The Los Coihues distribution center, designated for non-hazardous industrial use, is being developed on a usable land area of 4,028 m² (43,371 ft²). It includes a developed area of 1,878 m² (20,207 ft²), comprising a warehouse space of 1,720 m² (18,516 ft²) and a mezzanine office area of 158 m² (1,701 ft²). With a clearance height of 9 meters (29.53 ft) and a metal and concrete structure, it offers the highest level of security.

The front offices of both projects face the street and are located on two floors directly adjacent to the warehouse. Each includes 11 parking spaces for cars, one accessible parking spot for persons with reduced mobility, and two truck parking spaces. The facilities are equipped with a 150 kVA three-phase transformer and a 75 kVA backup generator.

The land where they are located has fully developed and operational surrounding streets, with available telecommunications, sanitary, and electrical services.

Its strategic location east of Américo Vespucio and adjacent to San Pablo Avenue makes it especially suited for logistics operations with high visual exposure, providing a significant advantage in terms of proximity and accessibility to and from Arturo Merino Benítez International Airport.

This allows for a “just in time” connection with the airport terminal, the city of Santiago, and the ports of San Antonio and Valparaíso.

The new Pudahuel Lysap 2 distribution, logistics, and airport services center will feature modern logistics and administrative facilities for managing products and goods. It is designed for use by small and medium-sized enterprises (SMEs) and can be leased to parcel and product distribution companies, retail transport operators, and last-mile delivery services operating near the airport.

The gross land area is 5,679.36 m² (61,132.12 ft²), with a net usable area of 5,054 m² (54,400 ft²). The total building area will be 2,308.75 m² (24,855.8 ft²), broken down as follows: warehouses covering 2,013.98 m² (24,851.18 ft²), restrooms on the first floor totaling 71.4 m² (768.5 ft²), offices on the second floor measuring 66.24 m² (713 ft²), and offices on the third floor covering 123.02 m² (1,324.3 ft²), plus access control and a generator room of 34.11 m² (367.2 ft²). Additionally, the facility will offer 50 surface parking spaces.

The structure has the potential to expand to four additional offices of similar size. The clearance height is 10.7 meters (35.1 feet), and the building is constructed with a metal frame and concrete, ensuring maximum safety.

Its strategic location for logistics operations, combined with high visual exposure, provides a significant advantage in terms of proximity and accessibility to and from AMB International Airport. This distribution center is adjacent to its predecessor, Lysap 1, and just minutes from the airport.

“This location, adjacent to Santiago’s international airport and the main highways of the Metropolitan Region, enables a ‘just in time’ connection with the airport terminal, the city of Santiago, coastal cities, and other municipalities within the metro area. In this way, it acts as a true service bridge between Arturo Merino Benítez (AMB), the city of Santiago, and the central region of Chile,” says Max Undurraga, Commercial Manager of Enea.

Thanks to this project, companies will be able to ensure efficient dispatch of their products, making these facilities a complementary extension of the operations these companies currently carry out at the airport.

Finally, this project has all the required permits, with surrounding roads already built and operational, as well as available telecommunications, sanitary, and electrical services.

Enea is planning an innovative three-story hotel near the Pudahuel International Airport terminal. The hotel will feature 180 rooms, event halls with capacity for 1,000 guests, 131 parking spaces, and a wide range of top-tier amenities, including a spa, gym, and business center.

With a usable area of 12,131 m² (130,577 ft²), the architectural design was led by the office of architect Luis Alberto Darraidou, focusing on providing high-standard projects and customer service.

The hotel is located on Avenida El Parque, just meters from the airport entrance, situated in a well-established area adjacent to other hospitality, transportation, warehousing, and retail projects.

This facility offers a modern, cutting-edge lodging option for airport passengers and benefits from fully developed surrounding roads as well as available utilities, including electricity, sanitation, and telecommunications.

The facility will feature 24 rooms on the first floor and 78 rooms distributed evenly across the second and third floors. It will also include three spacious event halls, each averaging around 400 m² (4305.56 ft²).

Additionally, an outdoor swimming pool is planned for the first floor, centrally located to provide guests with a direct view of this inviting space, which will be enhanced with attractive landscaping.

The design aims to create a sense of tranquility and privacy for guests, while also shielding the area from outside noise, ensuring a truly restful and relaxing stay.

ENEA, Airport District
